This ambitious mixed-use redevelopment, spearheaded by Big Bethel AME Church’s economic development initiative, Project Nehemiah and Integral Properties, occupies most of a full city block in Atlanta’s internationally significant Martin Luther King, Jr. Landmark District. The $45 million project is helping to return this important commercial corridor to its former vibrant state with a dynamic new stretch of residences, shops, and small businesses. Working closely with community business leaders and residents and the Atlanta Urban Design Commission (AUDC), the design team’s solution strikes a positive balance of historic preservation of existing retail buildings and economic viability with new contextually sensitive residential, office and retail components. For successfully achieving these objectives, the project was recognized with the American Institute of Architect’s (AIA) South Atlantic Region 2009 Honor Award for Design Excellence. The project includes 160 condominium units, 30,000 s.f. of street level retail space, extensive on-site amenities and a 6-level, 400-car internal parking deck with secure access for residents.
