The Memorial Drive Area Revitalization Study included a comprehensive look at future development patterns in the Memorial Drive Corridor. The study for the approximately two-mile stretch set definitive urban design guidelines for development– including uses, density, height and relationship to the street. A ‘hard-shell’ of pedestrian oriented dense mixed-use retail, office and residential was envisioned lining the street, stepping down to the smaller residential scales of the surrounding historic, and in many cases protected, neighborhoods. The corridor was envisioned as the connecting seam of desired neighborhood residential, retail and restaurant development uniting several disparate neighborhoods. The overall goal was to produce a dense pedestrian environment to be augmented in the future by mass transit options. Development patterns happening there today have closely followed this prescribed pattern as the area has undergone massive recent change.
